And you think: What exactly does all of that mean?
Roofing has a language of its own. And while you don’t need to become a roofing expert to manage your building, understanding the basics can make conversations with your commercial roofing partner a lot easier.
It can also help you ask better questions, understand what’s happening on your roof, and make more informed decisions about repairs, maintenance, and replacement.
After 70 years in commercial roofing, we’ve learned that one of the most important things we can do is make roofing easier to understand.
So here’s your commercial roofing terminology cheat sheet.
Understanding the Basics of Commercial Roofs
Before getting into specific roofing systems, it helps to understand the basic parts of a commercial roof. Here are the five main components:
Roof Deck
The roof deck is the structural surface that supports the roofing system. Depending on the building, it may be made from steel, concrete, wood, or another structural material.
Think of it as the foundation of your roofing system. Problems with the roof deck can become much more serious than a typical membrane repair, which is why protecting it from prolonged water intrusion is so important.
Substrate
A substrate is the surface onto which another roofing component is installed. Depending on the system, that might include the roof deck, insulation, or another layer within the assembly.
You’ll often hear your roofing contractor talk about the condition of the substrate when discussing repairs or installation.
Membrane
The membrane is the waterproofing layer that forms the primary weather-resistant surface of many commercial roofing systems. Common single-ply membranes include TPO, PVC, and EPDM.
Flashing
Flashing helps direct water away from vulnerable transitions and areas where different components meet.
You’ll find flashing around walls, curbs, penetrations, drains, and roof edges. Because these transitions are particularly vulnerable to water intrusion, flashing is an area your roofing contractor will pay close attention to during an inspection.
Insulation
Roof insulation sits beneath the membrane and helps control heat transfer through the building. It can affect energy performance, occupant comfort, and the overall design of the roofing system.
When you’re replacing a roof, insulation is an important part of the conversation; it’s not just another layer under the membrane.

Commercial Roofing Systems You’ll Hear About
There isn’t a definitive “best” roofing material. In many cases, the right system depends on the building, environment, budget, existing roof assembly, and long-term goals.
Here are some of the terms you’re likely to encounter.
Single-Ply Membrane and Liquid-Applied Membrane
There are two common approaches to roof coating: Liquid-Applied Membrane and Single-Ply Membrane. These two approaches can sometimes get lumped together, but they’re not the same thing.
A single-ply membrane is manufactured as a sheet and installed over the roof assembly. TPO, PVC, and EPDM are all examples of this membrane type.
A liquid-applied membrane is installed as a liquid and cures in place to form a continuous waterproofing layer.
Neither approach is automatically better. The right solution depends on the existing roof, its condition, and the goals for the project. The important thing is to understand what system you’re actually being quoted for—and why it’s being recommended.
TPO (Thermoplastic Polyolefin)
TPO is a single-ply roofing membrane commonly used on commercial buildings. It’s known for its durability, flexibility and reflective properties, particularly when a white membrane is selected. TPO is widely used in new construction and reroofing projects and comes in a range of thicknesses and reinforcement options.
EPDM (Ethylene Propylene Diene Monomer)
Often called rubber roofing, EPDM is a synthetic rubber membrane commonly used on commercial low-slope roofs. EPDM has been used in commercial roofing for decades and is known for its flexibility and weather resistance.
PVC (Polyvinyl Chloride)
PVC is another single-ply membrane. Like TPO, it is heat-weldable and available in different thicknesses and configurations.
PVC can be particularly useful in environments where chemical exposure or grease emissions are a concern, such as certain restaurants or manufacturing facilities.
BUR (Built-Up Roofing)
Built-up roofing, or BUR, is a multi-layer roofing system traditionally made using alternating layers of bitumen and reinforcing fabrics.
BUR has a long history in commercial roofing and remains part of the roofing landscape, although single-ply systems are now widely used for many commercial applications.
Bitumen
Bitumen is a waterproofing material used in asphalt-based and modified bitumen roofing systems. You’ll most commonly hear the term when discussing built-up or modified bitumen roofs.

Don’t Forget the Details: Curbs, Penetrations, and Drainage
Some of the most important parts of a roof aren’t the parts you notice first. Here are some more specific-yet-important components of your roof worth understanding:
Roof Curb
A roof curb is a raised structure that supports rooftop equipment such as HVAC units, fans, or skylights.
Because curbs create a transition between equipment and the roof membrane, proper flashing and maintenance around them is critical.

Roof Penetration
A roof penetration is anything that passes through the roofing system, such as pipes, vents, HVAC components, conduits, and other equipment.
Every penetration creates another opportunity for water intrusion, which is why these areas require careful installation and regular inspection.

Drainage
A commercial roof needs a way to divert water off of the building. That’s what drainage systems are for, and they may include internal drains, gutters, scuppers, and downspouts.
Good drainage is about more than simply having drains; the roof itself needs enough slope to move water toward those drainage points. If that doesn’t happen, you may be dealing with our next point…
Ponding Water
Ponding water refers to water that remains on a roof for 48 hours (or more) after a rain event. And here’s an important distinction: ponding water isn’t automatically a roofing emergency.
Some roofs experience occasional areas of standing water without significant problems. It becomes a cause for concern if the ponding is excessive, persistent, or creating additional stress on the roofing system itself.
If you’re seeing the same areas of standing water after every significant rain, it’s worth having a roofing professional take a closer look.
Common Roofing Problems to Be Aware Of
You don’t need to diagnose these problems yourself, but knowing what your roofing contractor means when they use these terms in discussions with you can help you understand the solutions they’re suggesting.
Water Infiltration
Water infiltration occurs when water gets past the building’s exterior protective systems and enters the building.
A leak inside your building doesn’t necessarily mean the roof membrane itself is damaged. Water can travel along a roof assembly or through other building components before it is discovered inside the building itself.
That’s why finding the source of a leak can sometimes require a little detective work.
Wind Uplift
Wind uplift is created when wind moves across and around a building, potentially pulling or lifting roofing materials away from the structure.
Roofing systems are designed and installed to meet specific wind-uplift requirements based on the building and location.
Thermal Movement
Roofing materials expand and contract as temperatures change. Over time, repeated thermal movement can place stress on membranes, seams, flashing and other components.
In Tennessee and Alabama, where temperatures can swing significantly throughout the year, thermal movement is carefully monitored by roofing professionals.
Bridging
Bridging occurs when a roofing material spans a gap, void, or irregularity instead of properly conforming to the surface beneath it.
It’s one of those terms you may hear during a roof inspection or repair discussion—particularly when your contractor is evaluating the condition of the existing system.

And Then There’s the Language of Roof Management
If you’re a property manager or building owner responsible for multiple properties, you’ll encounter this set of terms that has less to do with structural integrity and more to do with managerial concerns.
Roof Asset Management
Roof asset management means taking a proactive, long-term approach to caring for your roof, rather than waiting to call someone once you spot a leak. It can include inspections, preventative maintenance, documentation, repair planning, budgeting, and forecasting.
The goal is to understand where your roof is today and prepare for what it will need tomorrow.

Warranty Compliance
Commercial roof warranties often come with specific requirements for inspections, maintenance, repairs, and alterations.
For example: a roof may require regular inspections or repairs by an authorized contractor to maintain warranty coverage.
That’s why it’s important to understand not just whether your roof has a warranty, but what you need to do to keep its warranty intact.
Budget Forecasting
Roofing costs are much easier to manage when they’re planned and budgeted for, rather than an emergency expense.
Budget forecasting uses information about the condition and expected lifecycle of your roof to help identify upcoming repairs, maintenance needs, and potential capital expenditures.
For property managers, that can mean fewer surprises—and a much easier conversation when it’s time to present next year’s budget.

IRS Section 179
Roofing decisions aren’t just about what your building needs; they can also have significant financial implications.
Under IRS Section 179, businesses may qualify to expense certain commercial roofing improvements in the year the work is completed, rather than depreciating the cost over many years.
For building owners considering a replacement, it’s worth talking with your tax advisor about whether the deduction applies to your project and how it could affect your overall investment.
