New Roof For Peabody Union
Project Overview
Tackling a High-Profile Job with Coordination, Collaboration, and Care
Peabody Union is one of the most prominent additions to Nashville’s downtown skyline, bringing together residential and office space in a large-scale high-rise development.
Maxwell Roofing partnered with Turner Construction to complete approximately 19,765 square feet of new roofing across portions of the office and residential structures. The project required careful coordination with a large number of construction trades working simultaneously throughout the building. With heavy machinery, material deliveries, and changing construction activities all competing for space, Maxwell relied on detailed planning to keep the roofing scope moving forward.
The team completed its work on schedule and with zero safety incidents.
Challenges
Managing a Crowded Downtown Jobsite
A project of this scale meant Maxwell was just one piece of a much larger construction operation. With multiple trades working simultaneously, material deliveries and crane access had to be carefully coordinated to avoid bottlenecks and conflicts.
The project also presented a common challenge on large commercial jobs: protecting completed roofing work as construction continued above and around it. After portions of the roof were installed, subsequent trade activity caused damage to the finished system. Maxwell needed to respond quickly without losing sight of the project’s overall schedule or quality expectations.
Maxwell’s Strategic Solutions
Planning Ahead and Standing Behind
Maxwell used an eight-week look-ahead schedule to coordinate upcoming work with Turner Construction and other trades on a tight-site project. The process allowed the team to identify when cranes would be needed, determine the duration of each lift, and coordinate material deliveries within the activities of the other trades.
Two cranes supported the work: one smaller crane serving the office portion, and a larger crane supporting the residential structure. This approach allowed materials to be moved safely and efficiently while minimizing conflicts with other construction activities.
When subsequent trade work damaged completed sections of the roofing system, Maxwell returned to make the necessary repairs. The team completed the work needed to restore the roof to Maxwell’s quality standards.
Outcome and Long-Term Value
Peabody Union showcases the kind of project experience that goes beyond simply installing a roofing system. Maxwell helped coordinate a complex roofing scope in a busy high-rise construction environment, completing the work on schedule and without a safety incident.
Just as importantly, the team demonstrated its willingness to stand behind its work when unexpected challenges arose. As one of the most visible new additions to the Nashville skyline, Peabody Union is a project Maxwell can point to for years to come: a reflection of careful planning, skilled execution, and a commitment to getting the job right—even when the plan changes.
